Thank you everyone for the feedback! All great things to consider and I appreciate the recommendations. 

I am considering a HELOC on one of my rental properties which has a lot of equity (~350k) and a low mortgage rate. I would use the line to purchase more rental properties and BRRRR them to repay the line. Does anyone have experience doing this in today's market? Pros and cons? Lender recommendations? Or any other options you prefer such as a 1031 exchange?

@Mike Rev Hi Mikhail, I live in Charlotte and have seen home values skyrocket. Correct me if I’m wrong but it seems like rental rates are having trouble keeping up with house values. Maybe you could point me in the direction of where you think the best value is around the city? I’d also be interested in hearing about any lenders or real estate agents you would recommend.
