Don't surprise someone with it. I went to a meeting to discuss some properties the other day. The guy hit me with an NDA which said more than a basic NDA. He wanted me to not compete. I may have signed it- but, not when ambushed with it. It's a legal document. The other party should have a chance to consult counsel if s/he so chooses.

Please be sure to get good advice from a tax lawyer. It looks like you live in Colorado and are acquiring property in Ohio. You may be covered by the laws of both states. I once followed perfect advice from my accountant- only I had left out something that I thought was of no consequence. I was wrong and paid more in taxes than I would have had I given him all of the info.

@eric michaels- That probably didn't work right because I don't know what I am doing, hopefully I got lucky.

Wow. Quite a roller coaster. I am new to buying at auction and am doing research through the public records. You mention using a FC data service. Can you recommend one to me?

Curtis-
I'm from northern Virginia. I know the market well (still have a house in fairfax). With those rents, you obviously aren't doing a deal in northern Virginia. My recommendation is to stick close to home. Especially on your first few deals. It is much easier to deal with that way.

Like everything else, when you are more experienced you can venture further away.

I have done a couple with a large developer that a friend of mine knows a principal of. I have had great returns- double digit. In the ones I have done, there has been a ten year plan to hold and then sell. I haven't gotten to the end of one yet.

I would be interested in hearing about more opportunities. I think you have to do your diligence as you do any investment- especially when someone else is in control.
