Well in my opinion the #1 thing most new investors worry about is financing. On that note, this website has really useful calculators that you can use to create a sort of 'analysis' that can help you determine up front as an investor if the property is going to have a decent rate of return on investment. There's a calculator for Wholesaling, Rentals, and Flips. I'm still tinkering with them, myself. If you find a promising investment, you can print out a summary of the analysis and bring it to certain lenders to help show them that it's worth financing.

You know what Tom, I didn't even realize the convention was happening in August. I'll absolutely be there, sounds like a great event. How's the market in your part of town these days? It's been awhile since I've been through Naples. Beautiful city, though!

Hey Dan, it's good to see someone else new to BiggerPockets. I joined the site myself a few days ago. Lots of cool features here.

What kind of classes are you guys taking right now? What area of investment are you most interested in? Buying and renting? Flipping? Commercial investing?

Maybe I can make a few recommendations.

My name is Dirk Fisher and I'm brand spanking new to this outstanding website, so I wanted to introduce myself! I'm a realtor based out of Orlando, Florida and I proudly work under Alton Clark Realty. I was originally born in Key West, FL and was raised in Vero Beach, FL where I graduated at Charter High School '05. Honestly, I've been getting homesick these days so I think some Keys R&R might be in order here pretty soon. I've been working in the pharmaceutical industry in Orlando for the past several years, but have reached a point where I'm ready for a change of pace and I've always been interested in the Real Estate Industry since I was in school. I have to credit the author Robert Kiyosaki for turning me on to the industry as a whole.

I'm really impressed with the amount of knowledge, tools and connections that are on this site. I'm hoping to learn from the community, network with other investors, and hopefully be able to help whoever I can in any capacity with buying or selling residential real estate.
