Hey everyone, I’m just about to pull my profits out of a recent flip I’ve finally completed and now I’m not sure what to do.

Out of these two options:

High cashflowing brand new mobile home in a more volatile rental market. With the potential to buy a few more over the next coming years.

Or bigger, older 5 bed 3 bath with potential to convert to legal basement suite as well as great flip or BRRRR strategy deal.

Both plans have a good 5 year exit strategy.

The plans for mobiles would to have tenants pay the units almost off, and then moving onto acreages and sell them as individual land/home deals.

The 5 bed 3 bath would be BRRRR house hack, buy, rehab, rent to room mates AND potential basement suite tenants.

Mobiles being obviously the much cheaper starting option as I can do one at a time.

House being a bit more nerve wracking as I would have to put up front about $80k. Yet could be more rewarding because it would be fun to do a proper live in flip on a bigger house.

I’m always learning and am trying to learn more, go easy me and my silly questions. If you need more info I’ll be happy to elaborate.

@George Griffeth it’s worth a shot! My worst one was Snapchat, you don’t realize when you’re in it, but it’s such a useless app and can take up so much time and attention.

Instagram is such a contradiction though because it can be useful, yet it’s not hard to get lost in scrolling things that kill production.

@Sarah West thanks for checking! It’s been going great! Got a meeting with a realtor to go over selling my flip finally, after 15 months of hard labour into it.

Called my bank about getting the next deal approved, so cross my fingers everything goes to plan and I can move onto the next deal!

Now I’m not sure how much the lack of social media helped me, but I know for sure it didn’t hurt!

Spent way more time listening to podcasts and burned up a ton of hours on audible! Just finished grant cardones 10x rule today.

Life’s good!

I’m in the east Kootenay region! Just getting ready to list my flip in Kimberley. It’s been a year long process, excited to move onto the next deal. Maybe land development in fernie, there’s a nice plot for sale in a good area right now.

Atomic habits was a favourite habit forming one of mine, as well as the 5 second rule!

I have told my plans to friends and they are all for it! They say they won’t let me fail.

Starting today, no more time wasting/lack of substance things like Snapchat, unfollow all senseless accounts on Instagram and Facebook, and follow more informative, positive accounts!

Doesn’t sound like a lot, but the amount of time I catch myself wasting scrolling through thousands and thousands of useless posts, is appalling. Need to cut out that bad habit before it becomes a serious issue!

90 day intention plan to lay off social media and be more involved in forums like this and many other positive places!

Just have to put this out in the universe to keep myself on track!

Thanks Travis! great advice, your'e right i should be thinking a little more out of the box. The only thing id say is that the coal mines around this area are 98% steel making coal, so its not used to burn for energy like most people might think. But yes i should be careful about counting on an industry to keep my potential rentals full. 

Oliver or Osoyoos is a great idea as i have family there and visit very often. Ill keep that in mind and take a look around!
