I'd definitely find a REA in that area that can help you with your journey and lead you down the right direction.  If you can qualify for a loan, then a house hack would be a really good option.  If not, I would flip homes using hard or private money until I had enough for a down payment and then purchase a property. In my market, additions are typically not worth the extra cost, and work, and they normally dont fit well with the property, however if they did a good job, and the property still conformed with the neighborhood, I would imagine that it would add a decent amount of value.
