This reply is over a year old, but did you have the hard money lender you were using already in place before you bid? Or did you get approved for a certain amount before you went to auction? How'd that work?

Say for instance I am wholesaling a property that I just got under contract today and on the contract,I put the closing date 30 days out. What do I do if I find a buyer and they are able to close in like a week or so? Do I have to send the seller  a new contract or how does that work?
