Post: tankless water heaters for apartments?

I've been playing with the idea of installing tankless water heaters in apartments. But I suspect tankless water heaters require more care in usage and maintenance than regular tank water heaters. Since tenants vary greatly in the care in which they treat their apartment, I wonder if the investment would be worth the risk?

Has anyone else tried installing tankless water heaters in their apartments, or heard of anyone or any company that has?

I have interest in PEX too, but I just have a couple of questions:

In product manuals the manufacturers suggest you don't use pex where you will apply termite poison. Apparently the pex absorbs chemicals. In my area termites are endemic, and tenting your property is inevitable. How much of an issue is this?

Has anyone seen issues with mice eating thru pex?

What about long term, 5 or 10 years+? Does pex get brittle and break easy, or become unrepairable?

I would like to try pex except for these doubts.

I believe that in California, if someone commits suicide in your apartment, you must notify all applicants to rent there of that fact for 3 years.

In our apartments we act as if that is the law, although I have not verified it personally. I would check the laws of your state to see if this is the case, that would be more fall out from your situation.

Well, it is well known that police hate domestic violence cases more than any other. Even though they are trained to deal with them, more police die from calls to domestic violence disputes than anything other type of crime (at least that's what I hear).

So I am not going to step in and take on a job even the cops fear.

I would hire a lawyer to find out my legal obligation to the abused wife (or husband) and my options to defend my property rights as well. At any rate I would be screwed to some extent for renting to someone in that situation!

I believe it is enough of a challenge to provide tenants with decent housing and a reasonable living environment. To ask the manager to be a social worker, judge, and policeman as well is absurd. Anyone who thinks he or she can do all of these things is way over their head.

When I had a situation where things had become violent between a tenant and their roommate, I told her to bring in the police. Of course she refused to do this. If things had gotten worse I would have called in the cops myself. I really am not brilliant enough to step in and fix such a chronic situation myself.

How can one obtain the California association of Realtors lease form? I've heard that it is highly recommended.

Can it be downloaded? Do you have to be a member of CAR, or can you buy it?

I have recently accepted an offer to install apartment grade carpet. The apartment is 1400 sq ft, but the carpeted area is about 1100 sq ft.

The price is $1835. I am accepted this bid because this company installed for my family before, but I am not happy with the price.

I live in Southern California, in Orange County, city of Huntington Beach. Is this a reasonable price for the area?

Recently I found that the reconveyance was never recorded for a mortgage loan my mom had refinanced.

I called the company whose loan had been paid off during the refinance, and they say they PROBABLY can have the reconveyance recorded.

Do you think they will take care of things? And what are my options if they do not?

So they are very busy. I do know some smaller licensed contractors, they tend to be very picky about how they spend their time.

On the other hand, contracting is pretty irregular, with very slow times. You'd think the builders would want to build a large potential customer base for the future. Jeez not even bothering to send you references so you can out their work. Not something T mobile or Cingular would do!

I have been trying to contact building contractors for a project 5 years + down the road. I've noticed that if I don't have the building drawings already done most do not want to talk or even send references.

Now is this because they are just too busy, or is it something worse? Is it difficult for contractors to get a good list of references, or do most of them not plan to be around in 5 years?
