@Kokou F. I’m also new(er) to the RE investing world but ai know the Des Moines/central Iowa market very well, particualarly the buy old mindset. If your interested in looking at some property details in this area message me and I’ll grab a few that I’ve been eyeing but don’t have the funds for. If your looking to flip, I wouldnt be comfortable helping you out bc I’ve not ventured in that direction. To give you and idea of what is available, I’ve just purchased a property that is over the 2% rule, and cashflows $200/door on a 4plex. Total investment was $135k. Down side is that I’m managing the property myself due to not being able to find a reliable prop manager, but since I have the time and quite frankly want to learn the in’s and out’s before hiring a prop mgr. Beat of luck!

@Mike Bowling check out the tools on the BP website (after you have signed in) Great tool for this, regarding an excell spreadsheet, you’d have to go into the files section of BP.

@Nick Diecidue. what exactly is your question? My question for you is in the transition to a 3/2, what will that increase the renta to? aka how long will ot take to make back the 8-10k investment?

@Mark Albini. I love this idea, but would first talk with your ciry to determine the building regs. Have you done any comparison to see the cost difference than just building a typical multi-unit property with small units?

@Zach Schnoebelen Hi Zach, I live in DSM but have not yet bought a property here, I’ve bought in a little more rural areas around DSM. That being sais, I also dont buy based on COC numbers, I buy based on cashflow per door. What I do know os that 1% rule is not hard to find on the MLS. Love to hear from some people who have been buying latley to see what they have to say.

Hi @Jim Goebel, i’m from DSM lived here for 10+ yrs and i wouldnt disagree with your comments about the areas. My one point would be that both of those areas have the highest potential to become “the next” place to be. There are a few other areas (east of state capital) or the east side of MLK all the way to ne 14th, but those areas are not close to the tipping point yet in my eyes. Also, valleu junction does have some business but there is a LOT of potential there to get a house at the lowest price in WDM school district. Just some thoughts...

@Orlando Flores Iowa, one of the best places to grow a family, out unemployment rate is well below national average and with your ecperience will find a manufacturing job very wuickly and your wife would have a pick at any of the hundreds of inaurance companies in our state. Specifically could look at Des Moines or Ames or smaller towns surrounding.
