Hello BP,

I am a current residential investor. Gone through a lot of the basics and know how to fund deals and cash flow. I was looking to take my talents to to commercial space (NNN). Can anyone share info on how to find off market properties or wholesalers in the commercial space? Looking for $2mm+ price point.

What up BP!

I was hoping to get some referrals for an "investor friendly" bank in the Northern VA area. I was looking to develop a relationship with said bank for future purchases, BRRRR's, Flips, etc. My current need is to open a few (4) operating accounts for properties I own in separate LLC's. Also a priority is for the bank to have a good link to QuickBooks Online and the ability to transfer money between the operating accounts for cash flow purposes. Please let me know!

Looking to see if anyone has, the much sought after, investor friendly contractor contact(s) in Pittsburgh, PA. I am in the process of buying a wholesale property in Pitt and I needed to bring the home (SFH) up to top "rental" quality vs. top "owner" quality. The property will need most of the cosmetics redone as well as the kitchen and bathroom (1 full 1 half). Its a small house 1,000 SqFt, Good little project for the right contractor. Even if someone knew a good project manager that had experience in subbing the work might be a good fit as well. Much appreciated in advance.

Hey BP! I was curious if anyone had a good contact for Insurance. I have properties in multiple states (VA, PA, MA, etc) and was looking for a blanket policy for homeowners insurance that would allow me to leverage my rentals in different states. Also, if anyone has any feedback on other insurances (rental income insurance), and tips while gathering bids would be welcome.

@Derek Harris Thanks for your post. I have some lofty goals, but I think they are achievable. I don't want to invest passively simply because I was to control my liquidity. In terms of experience, I have done 1 flip, own 2 condo and 1 SFH rental and have bought and sold a few properties I lived in personally over the years. I have looked at multifamily quite a bit, but I have to go out of my market (Wash DC metro) as the prices are beyond what I can do on my own. Have looked at some turnkey stuff as well, but i'm not interested in buying at ARV. Gotta get equity from the buy side. I like the single family home asset as its what I have the most comfort with. Love to hear your thoughts.

I know this question is contrarian to most new RE Investors, however, over the last 15 years, I have been an investment advisor and have been able to create an unbelievable business that cash flows extremely well. If you add my wife's income, we are crushing it. With all that said, we are also crushing it from the tax perspective as well. Meaning uncle Sam is making bank from us! I have found that because of the amount in taxes we pay, the collateral I already have (primary house and 3 rentals), and my personal cash flow (DCR) the banks LOVE me. They are willing to do things for me that they wouldn't do for other folks. For example, cash-out refi to a term loan before I even have a renter (or the property is seasoned) because I can pay cash for the whole deal straight up and 3 more the same way.

I have dabbled in real estate on and off for the last 20 years, but now I am really committed to making things happen as I am looking to transition into the industry and take advantage of the tax loopholes Real Estate has to offer. My question is simple, how do I grow my Real Estate empire EXPONNTIALLY? I mean with what I have, I should be at 100 properties, because I don't need the cash flow, and as long I am capturing equity and covering my DCR, I have a bank ready to work with me. Any and all suggestions, comments would be very much appreciated.
