Hello members! 

A friend and I are looking to get into the multi family unit for our first purchase, neither one of us have experience but over the past few years we have done a lot of research on pricing, and what is the best return for the amount of money we have on hand. 

List Price: 135,000

3 family, 11 beds, 3 baths

Tax: ~5500

Location: Schenectady, NY

Condition : 8/10

The clientele is more low income and it is in a crime raided city but seems to have consistent turnover. 

What we want to know for knowledge is what we should look at as we will be first time home owners, we will not be living there, but the 3 units are currently occupied, we do not have the rent roll for the property yet but will be receiving it soon. Thank you in advance for any help or mentoring that is given to this post.

Hey members! Just had a question if anyone has worked with Hudson energy on getting your bill lowered by them after signing a few papers. You get a fixed rate on your national grid bill for three years. Is this legit?

Hello! I haven't been too active on this forum lately being very busy with work and a few other projects I have going on. I just wanted to see if anyone is interested in partnering up with me on a rental property in Upstate New York. The reason I am looking for someone is two heads are always better then one. I have a lot of knowledge to offer, but this being my first purchase, I really want to learn from someone who has done this before and can show me the ropesWhat I offer is the financing, work ethic, and some construction experience to make sure if we need to rehab, we can do it for less cost instead of out sourcing it. Good morning everyone! Me and a buddy of mine are looking at a 4BED 4BATH house to buy for 40K cash (foreclosure) and we are looking at both flipping and rental. The house needs work all around, exterior, interior, full gutting almost. Any tips that I would need to know before buying this. How much per square ft I️ should be looking to spend, laws (Albany, NY) or just some general knowledge really. We would do the painting, tiling, cabinets, trim, granite, and hardware installing ourselves to save money. So any information would be great!

Good afternoon everyone, I would like to get some opinions or advice as this is going to be my FIRST retail property ever that I would buy. Basically what I am wondering is what should I ask the sellers, what should I look for? There are four clients in the plaza right now, but the contracts end next year during different times. How could I get them to stay, how do I guarantee them to stay? The price is 1.7M with a NOI of 133k. Licenses, laws, rules, maintenance. Thank you in advance!!
