Thank you Michael for your advice and insight. Super helpful. Kudos to you for the tips and will certainly take them into account. I stumbled into a deal that will be my first but will be for a multi-unit apartment building. Do you recommend JVing with someone that's experienced to make private investors feel more comfortable?

Hello all. I was asked by a buyer of a property under contract to help find an investor to help fund the project. How should I get paid and how much? Should I ask the buyer for a percentage of the loan amount, and if so, how much? Should I ask the investor for a finders fee, and if so how much? Hopeful for some guidance on this matter. I am in New Jersey and I dont have any kind of brokers licence nor do I have a real estate licence of any kind. Thanks.

Hello! Just introducing myself to the community. New to this and open to learning as much as I can. Interested in multi-unit properties with instant cashflow. No background in real estate. Law school graduate with a 9 to 5 in labor. College English professor and run an after school program for kids. Looking to do real estate investing full time and the goal is to do six figures a month in 5 years or less.
