What do investors typically do when interest rates rise? Do they sit and wait for them to drop? Buy anyways and refi in the future? I'm looking for my first deal (even in this whole Covid-19 dilemma) and I am unsure of what to do. My lender says to wait an extra month since rates are so high at the moment. Is that wise?

Many people feel you should be debt free before buying an investment property, while I feel if numbers are right that investment property can help you pay off the debt although theres definitely risk. What do you all think? Should one try and pay off all of their debt i.e; student loans, credit cards, car payments before a home? Or, buy the property and have cash flow assist in paying debt?

Any good recommendations for financial advisors in the Boston area? Anywhere from Boston to the North shore as far as Lowell is of reach to me. I'd prefer a financial advisor who has some cash flowing real estate assets just for credibility purposes. But given that this is Bigger Pockets, I pretty much expect all references to have that at minimum.

I'm going to be purchasing my first property soon and I'm currently shopping for a mortgage. What are the top or most important questions to ask a mortgage specialist? In addition, how many days can you get pre approvals from multiple mortgage companies and have it count as only 1 credit inquiry?

@Jaysen Medhurst see I knew I wasn't crazy, just about any condo I analyzed didn't make a good deal now I have a better idea of what to do. And @Frank Geiger I didn't even think about the fact that they can raise the fees that just adds to the problem, thanks guys.

I've been analyzing condos to see how I can get a 2 or 3 bedroom and rent it out for some cash flow. However, I feel like I can barley get in the green due to the HOA Fees. I plan to get my first property with an FHA loan so I'm also going to pay PMI on top of the HOA fee. That makes me feel like id need to give a crazy lowball offer just to break even. Is there any strategies that investors use to work around this? Do you just keep lowering your offer? What do you do?

I am looking to get out there and buy my FIRST property. I currently need to get qualified for a loan, but I understand that pre approvals only last a couple of months. If that is the case, how do you go about looking for deals headed into winter time when it is snowing? Should I wait until it gets closer to spring? I feel that even if I do lock down a deal in the winter the chances of finding tenants quickly are slim due to the season. I'm pretty sure savvy investors can work with this, how do you go about it?
