What about the Trump books - Art of the Deal, and the other one. Are they worth a read? Thank you for all the great suggestions. I guess I have some reading to do.

I understand that any plot of rural land over 5 acres is usually classified as agricultural, which is the cheapest tax designation. If I wanted to create a sub-development of some sort, would it be smart to locate this "agricultural land" and convert it in order to save $$$ on taxes?

I have been reading a bit more about owner financing. Thanks to everyone for the help. Owner financing is easier than I initially thought, but apparently it is just tough finding someone who would be willing, right? By easy, I mean the process. The difficulty comes with finding someone willing. Sorry to repeat myself here.

Can someone explain how to go about buying properties without dropping a large down payment? I'd actually like to learn about buying without putting any money down, if this is really possible. Is this called seller financing? How does it work?

Could you give me any info as how to get started and what steps to take concerning tax lien investing in my state? Are the laws concerning liens standard from state to state?

Do you bid an amount higher than the amount of taxes and fees owed?

OR

Do you pay the amount of taxes and fees owed and bid on the amount of interest you are willing to recieve?
