I have thoughts and opinions, but no experience. I think there's a good chance that strategy would work, but I can't say for certain. I've considered doing it with a duplex, where one unit is on a long-term lease and the other is fixed up nice for an airbnb but have not done that yet.

@Whitney Hutten Isn't there an issue with a quick (less than 6 months) refi of a hard-money loan using conventional financing? Assuming that's correct, does that mean you used commercial loans on the refi? And the purchases were made by the LLC rather than as an individual?

First, there's not going to be a war with Iran. There never was going to be, and after the expected bluster on both sides, they've both admitted as much. Next, all economic indicators point to continued growth, albeit at a slightly reduced rate. I'm cautiously optimistic about 2020, and war with Iran is not happening.

@Erich Henson HI Erich, was curious if your lender required a seasoning period before doing the defi, and if so how long?

@Bruce Lynn I'm surprised this didn't get more discussion. I wonder if experienced landlords install these kinds of devices on their rentals? There seem to be many advantages, but are there legitimate privacy concerns that dissuade owners from doing it? Could it even be advertised as a benefit to the tenant, by giving them access to use the app for their own safety and convenience?
