As Harriet mentioned, Dave Van Horn is a great resource on this. You may also want to start reaching out to hard money and private money lenders locally in Omaha to see if they sell their notes or operate a fund that you can invest in.

Thank you Chris for this useful information I will look into this as well.

It's a great space to be in IF you are thorough with due diligence.  Some notes are very high risk so I suggest you get as much training as possible.  Podcasts are out there and waiting for you.  Check out Note Assistance Program, NAP Nation (Naked Notes Podcast).  Also lots of great info on the biggerpockets website.

Thank you Harriet for this information and I will definitely look into this.

Hey, Darrin!

What strategy are you looking to get into?

Bigger Pockets is an amazing community, but I'd also recommend going on meetup . com, searching facebook or other social media for investing groups, and finding local REI meetups in your area. They're a great place to meet face to face with like minded people, network, and learn. Also, add other members in your area. Ask questions, and narrow down a good strategy that works for you!

Hopefully that helps a bit.  Let me know if you have other questions!

So the strategy im looking to do is the BRRRR method. Im definitely focus on cash flow and appreciation of the properties I acquire.

What is the market like in Nebraska

The Market is interesting in Nebraska, its a seller's market but we are not getting hit like the larger cities as far as buyer's finding a home but we are dealing with affordability with supply and demand. Our average close price on existing homes are close to 300k and that was back in March so Im pretty sure that has gone up as well since we are now in May.

There is also people from other states moving here from other larger states as well because its more affordable for example, California.

I have been thinking about this for sometime now on being a real estate investor to create generational wealth for my family. I have my real estate license in the state of Nebraska. I now want to start my real estate investment business and get my 1st property under my belt this year. I know I need to create a LLC, and I have resources to look for properties. My question is I want to connect with other investors and to know what that process looks like or if anyone is willing to meet up with me to talk about what I want to do and how I need to go about doing so.
