Hey everybody  I was wondering  if  anyone  knew of any hard money lenders with low minimum loans (25k). In the St. Louis area. Im looking to purchase my 3rd property but im still very new and l don't want to take on any large projects just yet. 

Hey everyone, I just purchased a property and I have been advertising it as section 8 welcome. I have received alot of interest, and I have showen the property 3 times in 3 days. I have a dilemma, I have never rented section 8. Im in familiar with the  process, as to what comes next after finding a qualified tenant. Can anyone fill me in on the process. Im in Missouri by the way.

Hey guys, I'm looking to "pull the trigger" on my next deal. I used FHA for my first deal. I would like to use a small community bank for my next one. I'm also not against using other forms of financing. Since im a rookie at this I'm kind of having trouble on where I should start. Does anyone have any input on, where I should start first? Also im in the St. Lous area

Hey everyone. I just purchased my 1st duplex that I'm house hacking in July. Im super excited to have started my journey. Also trying to figure out how to finance my next purchase. I used an FHA loan for my 1st. So guys do you have any suggestions on how to make my next deal happen. I would love to hear about the way you did it. Also i do not have a very large down payment either.

One way is to refinance your FHA to a conventional loan assuming you've created enough equity (forced equity) to do so. This would free up your FHA to purchase another property however the other hurdle your next acquisition is a "primary," in nature. The underwriter is trained to have disdain for use of FHA financing vehicle to further your investment acquisitions.

Hey guys, I need help.  I just purchased my 1st duplex that I'm going to be house hacking with. I have people interested in the property, but what do I do. 

What kind of thing do I need to screen tenants. When I find the qualified tenant then whats next. I have studied plenty of books, blogs etc. on the topic. But now im really in the game. So any comments concerns and suggestions would be greatly appreciated.

Hey guys what are some of the suggested strategies you have used to find properties where the seller was willing to finance. Or is it just a hit and miss thing. What do you think.
