Actually you can buy and sell stock as fast as you want. If I have 60 grand in my account, buy 60K worth of a stock and it miraculously shoots up to 120K, I can sell it right then.

Some online brokers won't allow you to buy again until the funds settle.

There are obviously pros and cons to any system. However there is one thing about the stock market that will always remain appealing in my eyes.

It's 100% liquid. If I have 60K in stocks that doubles to 120K in a trading day, I can sell it. Then and there.

Hard to do that with a house.

It's also hard to acquire 100K worth of stock with little to no money down. :)

If you are in the process of building a squeeze page Stephen, find out what exactly it is that your market really wants and then create some extremely valuable and FREE content for them to have in exchange for their email address.

Getting traffic's actually probably the easiest part of Internet Marketing.

Joint Ventures with other list owners is a great way to go. Make sure your content is worthy enough to ask someone else to spread it to their list though.

Thanks for your response Audley. I've partnered up with a guy who is going to handle the short sale process as long as I deal with the homeowner. This guy is doing short sale deals on an average of 45 days, end buyer in place. 50/50 split. Where are you at in Jacksonville?

Hi Rachel, thank you for taking the time to respond to my post. It really helps to know that there is a book that covers mobile home investing in detail.

When I originally made this post I was looking for some concrete steps or an action plan for determining if this is a deal, the acquisition and exit strrategy.

I'm a pre-foreclosure investor and wholesaler mostly and was interested in how that translates over to mobile homes.

I may read the book eventually and may end up passing on the lead.

I recently got a lead on a mobile home lead here in Las Vegas and have no clue how to approach it.

"Two bedroom mobile home in a nice, large family park. We were in the process of renovating when my husband was in a motorcycle accident. Some repairs need to be finished but not too bad."

She goes on to say that the accident left her husband disabled and they are in danger of losing it.

The space rental is $590.

Thoughts? Advice?

Steve mentioned it too near the end of his post. I knew that she couldn't benefit from the sale so my intuition told me handing her cash wouldn't be a good idea.

What's in it for me?

I'm sure they have. But having a foreclosure on her record and a just recently filed bankruptcy this particular homeowner cares NOTHING about her credit.

She knows that she can't benefit financially from the actual short sale so...

What's in it for her?

She needs two things right now, help moving or money.

Will the bank provide any assistance with the move?

Any other thoughts?

Hey Brian, thanks for responding. How awesome is your last name? "Mr. Levredge."

As of December the house was either three or four payments behind and it's now March.

It's probably a better short sale candidate than subject-to based on the negative equity.

The lender really has no choice but to take a monster loss on this house as the two most recently sold houses in the neighborhood were sold at an amount that is 45% of the balance on this house's loan.

I'm not interested in the bank owner financing this house to my girlfriend, I'm interested in acquiring the house and then possibly owner financing it to someone else. Or one of the other exit strategies listed above.
