Sure, if the Subto was done properly and legally, you can rent it out. Problem is if the Due on Sale gets called, you have 30 days to resolve the problem or you may have a serious issue on your hands. Get properly trained before you try that.


 Got it. How do I get trained on how to do this? Do you offer training?

 I just went through the housing authority here in Fort Worth TX and they actually asked for the deed. Maybe because it was my first property. I rented in Memphis TN as well and if I recall they asked. Are you saying that you rented your Sub to property to the housing authority or just in general

To all and everyone! First thank you for the honest feedback! I agree with your comments and thoughts on planning. I didn't have the execution down on this and I am still learning!

The refinance is to pull cash out of the deal so that I can handle a couple other financial obligations while I am still paying off the private lender. And full transparency, the LO knows that I am looking at selling the property. I'm also been made aware of the prepayment penalty.  We've had this conversation. But the LO also wasn't giving me a lot of options and giving me advice like a bridge loan. They were also aware that the property was listed for sale to begin with. Will I lose 6-10K in refinancing i think depends on what I am actually paying now in holding and extending. Currently I am holding at 12% along with a monthly $875 fee bringing my monthly to roughly $3100 when I factor in my insurance. The refi gets my loan back down to 21-2200 month plus around 23K to me. Again, I agree and appreciate the thoughts and blunt feedback.

Any other thoughts and or recommendations?

Seeking some advise here. I am in the middle of refinancing my home into a conventional loan so that I can pay my private lender. While I wait for the refinance to complete (the next 3-4 weeks) I want to put my house back on the market for Sale and/or rent. I am being told that I have to wait. Is there any truth to that? Is this a law or policy or any kind of rule that I am not aware of?

Hey guys. I am an investor based out of Dallas, TX. I have lead that reached out to me directly in Calumet City. I don't have a team/core 4 in that market to help analyze and work the deal. I am open to JV or wholesaling the deal if someone can help me analyze the property and give me an ARV. Is this feasible or what are your thoughts?

Hey Team. I have a property in Fort Worth that I am looking to obtain insurance on. It is listed on the market for sale currently but I am about to take it off market to rent it out. Do you have any feasible insurance providers where I can start a policy? Like today or tomorrow?

Hey BPrs! I have a rental home with a tennant that has a 2 year lease. Recently the neighbors have been complaining to me that the tennant is not a good person and has been rude and causing problems in the neighborhood. There have been dog complaints, noise complaints, etc.

The last reported incident has turned into a physical altercation that I am still trying to get the detail on as the neighbors have sent me pictures of them both bruised from the physical fighting.

So here’s my question. What am I suppose to do this case or better yet what am I obligated to do. This home used to be occupied by my family and I and the neighbors have always been nice people who have been more than helpful neighbors to everyone but they also help look after the home as I am currently out of state.

Any advice would be greatly appreciated.
