hi Driton, I have been a member of New York Real Estate Investors Association (REIA) for the past 6 months or so. They meet every Wednesday evening in the Times Square area. Each meeting attracts 100-200 people. Most time it's deal night, where people propose potential RE deals. Sometimes the meeting has a focus, e.g. on foreclosure sales or flip. It costs about $96 to become a member, if you register the first time you go. Nick Tang is great. But I think REIA has a working class feel... You'll see what I mean if you go. I don't mind to join another more ..."polished" group.

A good way to get started is to build your own team, starting with broker, accountant, etc... Well I'm a newbie myself but I feel talking to professionals on a one-to-one basis is a good way to learning the game.

@Michael M. I used Northwest Registered Agent Service. They are based in Spokane but have a national coverage. I published in Albany instead of NYC, where I actually live but has a much higher fee for llc registration. NW provided an Albany address I could use, and after the registration was done I moved the address back to NYC. Hope this helps.

I thought it would be obvious that if I buy a piece land, my plan is to build a house with multiple bedrooms and a landscaped garden. A few trees can be strategically saved where they are, but no, I didn't intend to keep it just as a forest.

Hi, i'm looking for a vacant land to build a house to the north of Bellingham. Any pros and cons between Ferndale, Custer and Blaine?

Hi, when buying vacant land, which is better: heavily forested site or empty site? Which is cheaper to do: removing trees or importing trees?

Thanks,

Darren

@Ryan Tarbert I’m looking a lot more north than Shoreline, more like Bellingham area.

Hi, any recommendation on a good community/place to buy a vacant land (~5ac) north of Seattle, probably in the Bellingham area? It is preferred to be 5-10 miles from the major highway with nice view of mountain, lake or ocean.

@Jason Lee so far 9 out 10 contractors i asked do not install above 3rd floor. Seems their business is more catered toward SFH. Asking the super is a good idea. thanks Jason.

Hi, just got a quote from WindowRama on replacing 7 double-hung windows in Queens, NY. It is for a 6th floor apartment in a pre-war building. I requested a few quotes online, but most contractors who called told me they couldn't do installation above the 3rd floor. WindowRama can, but this somehow gives them a monopoly on the market. Not sure if the price is reasonable. Would really appreciate any advice.

The quote is from WindowRama for total (7) windows, among which

(5) windows: 5'-5" (H) x 2'-6"

(1) window: 3'-5" (H) x 1'-8"

(1) triple unit: 5'-3" (H) x 7'-8"

There are five product options, the price includes material and labor:

MARVIN ULTIMATE CLAD – ALUMINUM EXTERIORS & WOOD INTERIORS TOTAL: $17,550

MARVIN INTEGRITY – FIBERGLASS EXTERIORS & INTERIORS TOTAL: $11,760

ANDERSEN E-SERIES – ALUMINUM EXTERIORS & WOOD INTERIORS TOTAL: $13,150

ANDERSEN 100 SERIES – FIBERGLASS EXTERIORS & INTERIORS TOTAL: $9,270

UNITED 8000 SERIES – VINYL EXTERIORS & INTERIORS TOTAL: $9,840

More detials:

Supply & install new windows throughout 6th floor apartment. Windows to be DOUBLE HUNG w/ BROWN / BRONZE exteriors & WHITE interiors. Glass to be Low-E insulated with argon gas fill. Windows to be installed from the INTERIOR using the existing exterior aluminum trim. Due to the height of the building installation is from the interior. New PRIMED interior stop moldings to be installed as needed. Existing exterior trims to be sealed from the interior as best as possible. 2 YEAR WARRANTY ON ALL WORKMANSHIP.
