We recently moved to South Carolina and started looking at houses at 40k and under...so we could just purchase without a loan.....then we realized the amount of mobile homes in this area and wondered if that market would be something we should consider....we have bought and renovated one house back on New York before we moved..didnt make much due to months of rent not getting paged to us..but not discouraged and ready to try again...we want to work our way up to having a rental portfolio....any advice would be helpful

We have a foreclosure that we want to buy but can not obtain finaince because house is considered unlivable...its from 2009.just was never finished....mis s ing a kitchen..going for 200k..estimated at 289k can put 140 down.

I want to make sure my accountant does the right thing for me regarding when its time to file taxes being that I now rent out a single family home that I bought and rehabed...is there a sort of check list? I am currently reading BP " tax strategies for the savvy real estate investor"..I want to go in knowing what I need and see if he is up to the task
@David Vander Pol myself personally...I just kept my first buy and rent simple...I found a house that was inexpensive..with work that I could do mostly...used my realtor to suggest a plumber...liked him...he in turn suggested a plumber...liked him...worked in house with them..as one of them...gained respect...had family involved painting and cleaning..good family bonding...everyone was good...then had my realtor find me tenants...lived and learned as I went...I knew by then I was just going to buy and rent( it was my comfort zone)..for now...that takes a lot of the options off your plate for now and keeps you focused...learn one way first..be good at it..then look into more that you might like...I myself am going to stick with my one area for awhile...use same contractors..to build my team..same sort of houses...and keep learning...

Thanks Ronald...to answer previous question...I do not owe anything on the 27k...and I am looking at a second purchase of 30k...already have a house in mind...I definitely have to learn .more about the numbers moving foward...I believe you could be a good resource for me...and Stephanie...looking at your profile..it seems that you and your husband have a great thing going as far as your business...the experience out of you guys has to be so valuable...I would love to know more....

I waited too...I'm 52..so I get what you mean...o only have my one rental so far and already dealing with issues...but I stay positive and focused...figure I have 15 years to build this up
