Is it better to utilize a lender that is located in the state were the investment property exists, or does it matter?

If I purchase an investment property using a HELOC from my personal home, Will the investment property not be listed on the personal home loan and therefore can be easily transferred to the LLCs possession without worry about piercing the corporate vail and avoid triggering a "due on sale clause"?

@Uri E. I just started researching rental properties myself and live in the Phoenix area. The market here is very inflated. I have found it almost next to impossible to find properties at a price point that would allow for cash flow.

Match my income with cashflow within 10 years. To invest in single family and small multi family < $200k. I'm sure that is pretty common with most people on here lol.  I'm very hands and enjoy doing my own home remodeling when I have the time. I would like to create products that people can enjoy; ie rental properties. I would prefer to invest in Phoenix/Scottsdale area.

When applying for a loan for an investment property is it required that my LLC be listed as the loan holder to provide protection? In other words, if I take out a loan in my name but have an LLC for my property am I still protected?

Thank you for the feedback and tip! I did have a good vide when talking with one of their reps the other day. Did you feel their prediction metrics were pretty accurate on their listed properties? May I ask what areas in KC you have properties? Lastly, have they been good about keeping vacancy rate low? Sorry for all the questions.

Just wanted to introduce myself. I live in the Phoenix/Scottsdale AZ area have been wanting to get in to real estate investing for the last seven years and never pulled the trigger. Finally, I’m at a point in my life that I can start actively pursuing this investment avenue! So happy I found this website; what an amazing resource! Has anyone invested with the company “Rent to Retirement” in Kansas City? Would like some feedback on experiences. Also would like to know how their management team in that area. Thanks
