1. If you are converting pre-tax dollars to a Roth account, there is no way to avoid the tax.

2. If you are self-employed with no employees, you may wish to consider a Roth Solo 401k which allows for investing in real estate as there are certain advantages over a Roth IRA when it comes to investing in real estate such as the UDFI exemption if you invest in debt-financed real estate.

1. If my wife files separately, will she be taxed at the same rate or can she claim a lower rate?

2. I'm self employed, but it's a side job and nowhere near as much as my W-2. Not enough to max out each year. What is the cost to setup Roth 401K, maintenance?  She is not employed at all.

 Great questions and thought process!

  1. "Married filing separate" has many repercussions and there's a possibility of unintended consequences. While in most scenarios, it is the least favorable option, in some scenarios it is advantageous. Tax reform has actually new planning opportunities around this. Have your CPA run the tax filing both ways to determine what's best.
  2. Costs for Solo401k are all over the board and there are several providers of this service active on BP. The pricing disparity among BP-active providers is relatively small. Off-BP providers can charge 3x+ those amounts.

 Thanks Bernard.

My wife has around $30,000 in separate retirement accounts from 2 previous employers. She would like to combine these and roll it over into something self-directed so that it can be invested in RE. Since we expect it to grow and have higher taxes in the future, we have considered a Roth. She has no income. We normally file jointly. Federal tax rate is 24%. Is there a way to avoid taking a 24% hit when converting? Could she file federal income tax separately?

Thanks for posting the articles.

I clicked on a Morris Invest email titled "Going live now Speculation markets and real estate gurus" and witnessed their melt down. How ironic.

It was a mix of calling them out and supporters rallying around them/ feeling sorry for them. The video was by far the best part. They were very sad and determined to go on. They claim all their other projects and cities are going great. Many suggested they post their results in other cities to salvage their reputation. We'll see. I'm glad I have no involvement with them beyond reading a few blog posts and watching videos.

I'll let you know if there's a replay. I DOUBT IT.

@Jim K. They should accept full responsibility. They apologized, but fell short on that in my opinion. They've been agonizing over this since last May. They should have been more transparent and made an announcement sooner. It smacks of a PR Hail Mary.

@Joe Splitrock I'm a professional photographer and I work on a marketing team. I know a great deal about smoke and mirrors. LOL

One of their Morris' fatal mistakes was paying for everything up front. They mentioned paying 100% for a build while their was just a dirt lot. Others paid in full for repairs that were never completed. When working with contractors, always, always, always release the money in increments as the work is complete and save the last 10-15% until everything is complete. I learned that lesson the hard way.
