I just listened to Real Estate Rookie podcast #24 about this today. I military guy is doing this from Germany. Might be worth a listen to what he has to say about it. Made me feel more comfortable about trying to do it out of state for sure!

I'm in the same boat here on the 1% rule. Nearly impossible to find a property that checks off all the boxes for the 1% rule. After reading several posts in here and listening to the BP podcast, what I'm hearing is that it's more important to have an idea of what you are looking to have for cash flow each month. I'm comfortable with that number being $150-$200 a month and that has opened up the possibilities for me on potential investment properties. Please, tell me if I'm looking at this wrong!

I know this might spark debate, but what do you feel is the best books to read for beginners? I'm talking for someone who knows nothing about real estate? I find myself craving for more knowledge and am looking for something other than staring at a computer screen.

 I am starting to now. Even Buda and Wimberly, but those areas have exploded in recent years. I alway thing of Lago Vista as being so far away when it's really not!

I do own a house in Austin, but house hacking is not an option. I have another property in AZ that I can use to get what I need. I think I need to start looking at the surrounding areas around Austin. Within Travis and Williamson counties it has become very difficult.

I'm a new member looking to learn and get advice and learn as much as I can. I am located in Austin Texas. The market here is crazy making it really hard to find a property the works to buy. I'm not opposed to buying long distance, but I'm curious as to what are some good ways to judge what's a good area to purchase and rent in and what is not? I could tell you what is hot here in Austin, but not In Boise Idaho. I look forward to learning more and making my first purchase soon! Thanks for any advice! I am curious to know how many of you are realtors or working to become one? I really have no interest in becoming one, but I am studying to take the test just to learn more about the business.
