Looking for a partner with experience rehab projects in Hawaii. I am a newbie investor and can't lock in with funding for 100% rehab unless I have a  season investor who can carry me along the way. Aloha,

I am trying to overcome a barrier in my pursuit to accomplish my first investment property journey. I been looking for a STVR in Kona side but prices are ranging between 425k-550k for 1 bed 1bath condos. My barrier is that I am looking to do convention financing as a second home which would allow me to do 20% down but I would only qualify for 370K. In order to raise my mortgage finance amount I need to come up with at least 25%-30% down payment. I am trying finance 425k comfortably but will be short 37K (if 25% down). I have 70K to put down but it's not enough. Seeking help if there are anyone willing to gap fund 37K. Please DM me your terms. I would love to know my options in this situation. Mahalo!

@Kapono Kobylanski Congrats on your success so far! That's awesome your goal is a house hack in Kahala. I just bought a 3 unit near Kahala Mall earlier this year as well. I don't think it's crazy. In fact, in this softer market, it's become less competitive, especially at the higher price points. So, there could more opportunity now and into 2023, so long as rates remain high. Of course, it's going to require a significant amount of liquidity, which is the barrier for most investors. 


 Mahalo Duc..Unfortunately I will be on travel this week. How do I find out about future meetups? I would love to attend them and meet others...

It is remarkable! I'm crazy shocked! Beginner's luck maybe? My strategy is: to get clear on your why and tell everyone who will listen to you what you are doing and why, treat REI like getting another college degree so invest money and time into the education, and take informed cautious action.

the money I've spent in educating myself has just been this membership and many books and I paid my new CPA $500 to fire questions at him like crazy for an hour. I don't know how I feel about those expensive programs out there. Bigger Pockets on YouTube is EVERYTHING!!!!! And free! 

I have a great-paying job and excellent credit. I had equity in my home. I have a supportive husband that is down to let me run wild with my goals and our money. I also have obtained 2 bachelor's degrees (biology/nursing) so I am no stranger to studying my *** off. so I had a lot going for me when I started. But I do work full time and have a teenage daughter and two toddler boys. I earn most of the income for our household too. Hawaii is so expensive to live in and nurses here get paid the worse of all 50 states when you factor in the cost of living. So it hasn't been a walk in the park, but it would be worse. It's better than the alternative which is working full-time as a nurse until I'm 65.

Thanks to BiggerPockets, I been educating myself with a abundance of information from BiggerPocket youtube videos and these forums. I been doing market analysis for homes in Detroit, MI and found a few that are above 8-12% CoC ROI. Are there any investors who have real estate in Detroit and what are your thoughts of investing in Detroit? Thank you.
