Hello , I have the option to purchase a fixer upper and i was wondering should I get an appraisal on the property in its current condition...... Will the appraisal show its current value & value if it was 'Fixed up" ? also Will finished SQFT in the basement add value to the home

Hello Chris , I am new to the Atlanta Area , and I am also new to real estate investing ... I have signed up for Various Real estate investment groups in the areas and look forward to meeting fellow investors ... I have read several books and watched tons of videos and I’m finally going to be making my first purchase within the next 6 months .... if your interested we can go to some REI meetings together and help one another on anylyzing properties , etc ... that way we are more comfortable when the actual time comes

yes, Actually I will be purchasing a Duplex , i should have put that in the post........ So does it make more sense to avoid the PMI or take the PMI and use the leftover money to invest in more property. I would Love you guys opinion on that

Hello, I am moving to Atlanta,GA and I will be purchasing my first investment property. I have about $25k cash....... Im trying to see if I should use FHA financing with 3.5% down or pay the full 20% down payment to avoid the PMI. Example: lest say hypothetically I find a property for 100K and use $20,000 for a down payment. that would leave me with only $5,000 left..... or I use 3.5% down ($3,500) and pay PMI for the life of the loan BUT still have $21,500 to do as I please or invest in more property

I thought you needed to find financing before submitting an offer on a property? Why is it that you did it the opposite way ?

what does Tax deed...Sale by quit claim deed mean. I see this on a lot of properties on realtor.com

I am a 22 year old living in Gary,IN and I so desperatley watnt to get into real estate investing. I have been reading and researching for almost a year and im now mentally & financially ready to take the next step, the only problem is that I dont know what that is. i spoke with one of my mothers old friend (who is an investor) and he suggestes i start at a County tax sale . Well I registered  for the tax sale and im currently waiting for that next month. I really wanna get into Flipping houses or rental property but Gary,IN is so filthy , broke, and crime ridden it is ridicoulous (google it and it'll be on every top crime list in america) . I've seen what i believe to be some really good deals on the gary market but idk if it would sell because WHO WANTS TO MOVE IN A HOUSE IN GARY..... any suggestions or tips would be fine
