@Adrian Ruiz Castillo, I would suggest joining or attending local REIA groups in your area. You can connect with other investors in your area and work with them to develop a knowledge of your area. Best of luck.

@Kyle Jiron thank you for responding. I just went pro, and one of the reasons was so that I could create meetups. This is just a first try and it will be modified based on everyone's schedule. Please stay in touch and I will try to work it around your schedule. Since you are the first to respond, do you think once a month is good?

@Keith McMiller, I have three rentals but I am looking to scale up so I want to be able to assess a property before I put an offer on it. Also, I want to know whether a contractor is telling me the truth. I hope that it works. I have two side hustles and this will be my third. It helps that I love looking at homes and now I will get paid to do what I love.

@Gabriel Amedee and @Keith McMiller,

I am trying a slightly different strategy. I just decided to sign up for a home inspection certification course in Maryland. I too work full time and invest out of state. I will get paid to learn how to look at houses and then go out of state and make offers on houses after inspecting them.  What are your thoughts on that strategy?

@Account Closed It is my understanding that you will need a track record before you go to a HML. Can you do this deal that you want to do, yes. You will need to get a lot more education before you do it, and for me, I would have to have a reserve before I think about flipping a house. I started on podcast 1 and I am up to 130 (took a break to read some books written by podcast guests). I have closed on my first deal and I am now creating a pipeline of deals. I learned all of this from the podcasts and books.

You can do real estate investing but get educated before you jump in. That is my advice. BP is an awesome resource.

@Maribel Alvarado,

Additionally, the termite report showed up on the morning of the closing. The seller did not want to pay for remediation so I threatened to walk away. The closing attorney had to hold back the remediation fee from the seller at closing for us to do the deal. What a mess this was.

We are all new to this and will get better with each deal. I am looking forward to my next deal.

@Maribel Alvarado I just went through this in Alabama. I caught the missing renter's deposit, the day before the closing but missed the pro rated rent. This is my first multi-family in 18 years so I am a little rusty. I am now fighting with the title company, which I will not use again. I agree that your realtor is gone.

@Benny Gelbendorf I did not make a market prediction the Ohio market. I am only watching markets that I am interested in which is Baltimore Maryland and Southern Alabama. I am seeing a slow down (not a freeze) in those markets. You will want to look at your specific market to see the trends. Also, it has to do with the class of property that you are interested in. There may be a slowdown in class C (my class of properties) and not a slowdown in class B properties. You will want to do your research and then take action. Being an observer will not get you in the game.
