We all know how great the California Home Down Payment Assistance Program (CHDAP) treated us. It is a bummer that their budget has been fulfilled, but that does not mean there are no alternatives available.

Loanverse offers the Millennial Program! A 99.5% Financing program very similar to CHDAP, that can help your clients in CA own a home with as low as $1,000 down. AGENTS,This is your chance to get a ton of people interested in becoming a home owner! Why are people renting with such great interest rates available, and such a great low down payment program? Below are some guidelines.

  • 620 Minimum FICO
  • $417,000 maximum Loan Amount
  • Good on Single Family Homes, PUD's, FHA APPROVED Condos, and Manufactured Homes.
  • Income restriction of $80,000
  • Does not matter if client is first time home owner or not.
  • Must be Owner Occupied

I have been working closely with an agent from a Keller Williams utilizing this program, and she has closed 7 escrows in the past two months getting this program out to her local community. Oh, and she has been in this business for 3 months!

If you want a dependable lender, with over 30 years of experience, that is more than just a lender, lets schedule a meeting and game plan! The market is still ripe for business, lets make some moves guys!

Happy Selling!

Check out Loanverse.com for more details.

Here are the guidelines folks:

-640 Minimum Fico

-Loans up to $417,000

-Additional 2% of grant to cover some closing costs

-Only 1/2% Down required.

Scenario:  $300k property would only require a down payment of $1,500 (1/2%).

-Must be owner occupied.

-Borrower cannot make over $80k in most counties

-Does not matter if it is a first time home buyer or not.

Great program for those on the fence of owning or renting. Rates are very good on this program (normal FHA rates).

Hello Bigger Pockets Family,

I wanted to inform you guys about a program we offer at Loanverse. It is 99.5% Financing on homes up to $417k in CA. You could literally own a home with as little as $1,000 down!

It does not matter if the buyer is a first time buyer or not, but the home must be an owner occupied property.

The program is known as the "Millennial program," and is a great program for people who do not have a ton of money to put down on a home, or for professionals who have buyers that are on the fence about renting or buying.

Please let me know if you, or anyone you may know is interested in learning more. We are helping realtors generate more buyers with this as well, so if you are a professional please feel free to reach out! We are truly here to help educate, so if you have questions--ASK AWAY!
