@Sean Pat I am also in Illinois and I believe that either the state of IL or just Chicago is more tenant friendly. So that means they will likely lien towards the tenant and you might have to pay the deposit back to her. As mention earlier I would check the tenant laws of Hoffman Estates and see what they are for future knowledge.

@Hunter Malott If you are looking to do wholesaling then I would be careful at calling the numbers on the signs you see. The reason for this is because I have learned from a coach that you don't want to get caught up in a chain of wholesaler A (number from the sign) give wholesaler B (you) the property and now you are trying to find a buyer. At this point the profit margin has gone down.

Best thing to do is to ask if they are a flipper or wholesaler. If they are a flipper then continue talking with them. If they are a wholesaler, then just let them know that you were looking for a flipper.

@Mehadia H. Muhith me and my wife have looked in Naperville and it is kinda of a upper class area. Not too much from what we have seen comes up for sale for what would work for our numbers. I haven't looked at Lombard or Downers Grove as of yet. Also, what parts of MI are you looking in? I am from Detroit.
