I'm an out of state investor. Having purchased several properties, I'm now looking to change my strategy to BRRRR. The type of deal I'm looking for is changing a bit and my current deal sourcing isn't great for the new strategy.

Any suggestions on how to go about finding wholesalers to start working with?  My market of interest is Evansville, Indiana.

It begs the question...are the leases available to Pro the same as the ones for purchase by non-Pro?  

I would assume they are the same, but if anyone knows for sure that the non-Pro versions come in Word format please confirm.

Are the Bigger Pockets leases available in editable form (like Word)?  Wondering if I purchase a lease from BP, can I make edits to suit special needs of an individual situation/tenant/property over time.

New investor with excellent credit...looking for financing recommendations in the Evansville, IN area.

I have contacted one local bank based on RE Agent recommendation and they are saying they only do adjustable rate mortgages for investment properties.  My agent is also saying it is uncommon to have 30 year fixed mortgages in the area.  I'm from Idaho and a 30 yr fixed is the norm for investment properties.  Is that not the case in Indiana?

If so, should I consider a larger national bank instead of local?

Any recommendations would be appreciated.
