@Willy Waldron as far as the test my only suggestion would be to actually study. Sounds like basic advice but so many people I know don't and end up having to take it multiple times. Other than that most of it is common sense. As far as a price range I'm relatively open if I'm going to do a flip I would most likely like to stay in the 300-400 range. I'm sure as I generate leads I'll come across some multi's.. Also once you get your license let me know!

@Willy Waldron my main focus starting out will be wholesailing.. may mix in a few fix and flips here and there. Since i am active agent it can get overwhelming as I see things everyday and imagine would strategy I can apply to it. Trying to get a little more laser focused on that end and just wholesale for now. I'll be working and looking in Middlesex and Suffolk counties. would love to partner up on some future opportunities.

As mentioned pretty much everywhere is hot right now. Homes are flying off the market quickly. Maybe what you are looking for is a town that is on the rise? Their are quite a few that going through major changes that will only increase value in the coming years
