Hi,

I am looking for recommendations for a fair priced eviction attorney for a residential tenant regarding non-payment of rent in Lewis County. The most recent attorney I was working with had a sale of their law firm. Just want a reasonable fee structure, I don't need to be consulted as I am fairly well versed in the process.

Have you tried any local banks? Heritage Bank, Red Canoe Credit Union, Alaska USA CU, etc...? 

@Omar Torres This one is a little small for me. Keep me updated if you have anything larger you come across and don't want to acquire.

@Logan M. Congratulations, that sounds like an awesome purchase! 

@Kevin G. I have purchased a fire damaged property to hold. I agree with @Eliott Elias if after you have done all of your due diligence (see below + all other rehab costs) and the numbers still work, go for it.

I completely agree with @Chris Seveney on making sure an engineer looks at the boards to make sure they are still structurally sound. Your engineer should be able to offer you an engineering report stating it is structurally sound with their stamp (if it is). This really helps a potential buyer.

@Andy Sabisch Yes, encapsulating the wood is a great way to go, we did the same thing.

@Chris Merchant I also agree on making sure there was not additional water damage from the FD putting out the fire.

@Carlton B. has a good point as well for the electrical. When we purchased the property we had to complete a state electrical safety inspection to make sure all electrical was 100% repaired on all fire damaged items. Oil based Kilz is a life saver!

Kevin, can I ask what kind of hard money rate, points, fees and term you are able to get on this type of project in the Bay Area today?

Yes, it is! Yes, I am somewhat familiar with the area. My sister-in-law is moving to Kalispel July 1st.

Exciting news on breaking ground. Keep us up to date with the development as things move along.

 @Melissa Libby Beautiful area! My mom was born and raised in St Ignatius.

Are you in the city limits of Polson? They might have some additional requirements...? 


Regarding the 30 transient, I don't believe you will need CCR's or an HOA. You will most likely be going off "rules" for the transient crowd, i.e. quiet time, age of RV, max. number of cars, check in/out time, etc...

@Joe Schultz I thought I would give you an update for the latest here in WA on the RV park. It looks like we will end up with 62 spaces. Just about ready (yes, I said this two years ago) for the permit. Really hoping to have the permit in hand this summer. Yes, construction costs have gone up and our GFC fees are out of control (in my opinion) but it should still pencil.

Did you break ground on your park?

@Melissa Libby Hi and congratulations! That is really exciting, where in western MT? 

I want to make sure I understand this correctly. It will be an 80 space RV park, 50 of the RV spaces will be sold as individual parcels and you will keep 30 RV spaces on one parcel to rent out? There are some variants of this model in WA and other places where you purchase a "membership" but you don't own the parcel, similar to an equity golf club membership. Then you pay monthly or annual dues for water, maintenance etc...

If you are doing either model for the 50 spaces you are selling then you can decide on almost any CCR's you want and can create the HOA and its manager, fees, etc...

Will you be renting the 30 spaces you retain out as transient or non-transient? 

@Alan Tripp I agree with @Will Stewart I was able to secure financing on a smaller park in WA state at a small "local" bank. Older, smaller park that is not perfect and the bank had good terms. Good luck.
