Thank you both! I have 2 years after I finish my class to take the exam. I certainly won't take that much time but it will come to e sooner than later. I will probably try to do both if possible

I'm very conflicted in which direction I would like to go with my career in real estate. I have set out to wholesale and have gotten off to a good start ( no deals yet but I've came close). I am currently taking a class to obtain my realtors license in my current state (Pennslyvania)  and I also have  a strong interest in becoming a realtor. Problem is, I've heard that if you are a licensed realtor, there are certain things that you cannot do under a code of ethics. I don't want to get my license and then block myself from potential success in wholesaling. Can I do both?? If I have to make a choice I would go with what would make me more money, but I also want to be respected as a professional in the real estate industry. I need feedback guys! I'm so confused

@Account Closed I kind of explained the process to them which I know you are not supposed to do when wholesaling but I wanted to be transparent just so no one was wasting their time. Did not discuss how much I would make off of the deal. That wasn't the issue for the bank. They are more concerned with getting the property sold at  the price they asked. They really want the property off their hands and are just skeptical about if I will get them the money or not

@Solomon Oh I believe it is refundable. I should definitely have a solid answer for this butI have been going back and forth with the bank a few days and am a little drained from it. I was thinking the same thing to get the deposit from the buyer. I do not have access to the property yet and I believe they are waiting to get the deposit to give me access. I have to be able to show the buyer the property. They have only seen pictures

Hi guys, I am new to wholesaling and am very close to getting my first house under contract. Got a call from a bandit sign that I put out by a bank owned property. The house is in a great condition and just needs a little TLC. I am aware that it is difficult wholesaling a property that is owned by a financial institution but it seems like a good deal. I would like to market the house for 68k I'm estimating about 5-10k in repairs. The house directly next door sold for 110k last November and one across the street is on the market now for 109k. The problem is that the bank has never done any deals like this and wants a 5,000$ deposit in order to get it under contract. Myself and my partner may already have a potential buyer and we can be making a little over 10k off this one deal if everything goes right. My question is what to do about this deposit and if it's even worth it. I need answers fast help!

I have a bird dog in Ohio near Allen county. They have sent some properties but I'm having trouble finding the owners. What site can I best find owners for Ohio?

I am just starting out in wholesaling residential properties. I was successful in finding vacant properties with potential value in Philadelphia just can't get contact info for owners. Is thete any way I can get this info for free?
