Hey BP I'm currently  negotiating a pre foreclosure seller is highly motivated. I'm looking for a closing attorney in south jersey who can assist me through an assignment after getting the property under contract. If there's any that could help I would greatly appreciate your business

Hey BP ! This poperty in south Jersey looks to be listed as a bank approved short sale at $135k. It has 4 beds 1 bath. The property looks a bit run down but As Zillow/realtor seems to have properties in the area that have sold for this amount I just used it as an arv however, I know those numbers can be inaccurate. I calculated rehab at 40p/sq ft. at 1,433 sq ft. I'm looking for an investor friendly agent who could help me really crunch the numbers with a accurate CMA and asking price to see If I could potentially have a deal in which I would be looking to use a hard money lender to fund it. Please help any feed back is greatly appreciated. View report

As a newbie, would it be wise to spend 1500 dollars on coaching from something found online or just using the $1500 to invest in marketing and kind of just wing it to learn as I go ??? I stumbled across a coaching program called iflip academy with Josh Weidman not sure if I should pursue the coaching for the cost or or jus dive right in and start my first mailing campaign. I know alot of people don't always recommend paying for coaching. Any suggestions??

@Karmen Feist Your story definitely inspires me. I agree, I as well think I should be getting paid the big bucks. I did get caught with the idea that I should start with wholesaling to increase my finances to eventually make bigger investments. My reason being is i haven't quite figured out how determine a reasonable ARV wich I believe Is very essential to succeed in any avenue in the business. I did think funding would be a major issue for me to start anywhere other than wholesaling but if I can figure out a way to navigate through utilizing hard money lenders and such I would be excited to jump into some rehabs as well.

Hey BP Community, my name is Daquan, I'm from the south Jersey. I've been studying on investing in real estate for some months now and no matter how many books I read or podcast I listen to I feel like I'll never know what's it's really like until I take action. Based on ALL the information I've gathered I decided to do WHOLESALING. I do work a full time job in which i would be able to provide funds for marketing. I'm currently a route driver for Nestle so i can sort of drive for dollars while working. I come across a good handful of FSBO's and vacant properties. I take down the information of the property but don't know how to determine if any could be a potential deal. I am also interested in using the direct mail strategy to maybe target probates and absentee owners to really get leads coming in. I'm very much motivated and determined to create some success from my thoughts and ideas and also looking to maybe partner up with or find help from anyone from the newbie to seasoned investor. Any advice, tips, or help on getting started would be tremendously appreciated!!
