Thanks for all the responses. 

I ended up using Wisconsin legal blanks. 

This might be a question for the Wisconsin investors/ landlord's, I'm hoping to do all the paperwork electronically.

Do I need to hand the tenants hard copies of the lease agreement or is something like DocuSign that is legally binding. in the past I've used Docusign when placing offers on a house but I also got all the other paper work when we closed.

Thanks for all the responses. 

This is my first venture into a rental. I lived in the house for about 8 years before renting it out as we upgraded to a bigger house.  The rental is a few miles away from where I live. 

The number are very tight with the PM, and I'm getting tired with the random repairs that seem to be quick fixes($90 for smoke detectors, over $300 for multiple dishwasher repairs (could have replaced it with a new one ), $100 to replace a few kitchen cabinet hinges, etc.. ). 

I understand the need for a PM to scale, tax write off, etc, but for the numbers to work on this house and being that I'm close, I'm going to take the chance on self managing at this time.

I have a single family home that I used a property management to place a tenant 2 years ago.

I've decided to part ways with the PM but the tenants want to sign another year long lease. I'm in the process of writing up a new lease agreement and addendums. How should one handle the security deposit? when the tenants sign the lease agreement 2 years ago the PM gave me the security deposit, so I'm still holding on to it.

With the new lease agreement, do I need to write in the current security deposit?

Also the current tenants didn't disclose that they got a dog a few months back and didn't sign a pet agreement, with having them sign a new lease agreement I'm going to have them sign a pet agreement and put down a pet security deposit. Do most people give back the pet security deposit when the tenants leave?

would there be any concerns to use venmo for monthly payments?
Would you advise using an attorney to write up the lease agreement or are the documents available on BP good enough use?

I have been using Porch Light (http://porchlightproperty.com) for over a year now for my single family home.  They charge 10.5% of monthly rent. 

We finally were able to find the ideal tenants and things have been pretty. They replaced 2 smoke detectors on the last walk thru that they charged over $100 (that seems a little high).  They also didn't give me notice of rental renewal or the option to increase rent, maybe this is on me but a few things i've learned during the process of using a property management service.
