After you get EIN NUMBER, you can then open a business bank account.

Go to first site for articles organization, then go to the IRS page for EIN number.  Its a federal number for tax perposes.  If you have not had one before,  then you can do it online and get it immediately.  (after you articles of org received )

 I love the project of rehabbing.  It lets my creative side out.  On the other hand, i eventually would like to buy and hold for cash flow.  I need to build capital so i can pay cash and to make me more attractive to lenders.  The short sale experience left my credit a tad burned.  I do have a private lender/ silent partner presently that prefers quicker turnover, which leads me to fliping.  But he also is not closed to the idea of holding in the near future.

 Greetings

My name is Dan Wiley from Tampa Fl. Originally from Chicago with a 6 year stay in Phoenix Az proir to Tampa. Im finally making my break to get into real estate investing. Im a 16year RN presently I am ferociously determined in transitioning out. Most of my life i have been captivated by real estate. I love troubleshootong houses and driving nneighborhoods looking at real estate. I have strong vision with projects. My experience in real estate is a bit green. I took over as an HOA President in a run down 20 unit condo complex in Phoenix Az just outside of the Biltmore area. I was able to ralley the owners and get them to agree to assessments for rehabing the complex and squeezing out the very undesirable tenants and owners. ( Like the ones setting up a card table out front to sell there posessions for drugs and food.) Units pre rehab were going for 32k, post owners could get close to 180k. That was an unbelievable experience. I helped my parents with managing 4 of there real estate properties/rentals. I got pulled through the coals in 2005 on a property i bought for 245k short sale for 103k in 2009. Those experiences alone put me on a path of working with a myriad of contractors, lawyers, real estate agents, tenants, and good and bad deals. Now its time to kick it in gear and grow my portfolio. Bigger pockets gave me alot to read and learn. I decided it was now time to pull my head out of obsessive reading and change gears to networking and results

Thanks for the input everyone.  Im bringing in outside money for the first time and wanted to see if serious mold is worth fixing in a marginal area.  I want to be cautious, but dont want to pass on a good deal because of mold.

Hello everyone

This is a first post for me and i know i can get good advise here. Ive come across a charming 1475sqft 2/1 SFH built 1958 in a marginal neighborhood in tampa fl. It sits right by USF university/I-275/busch gardens/adventure island. The seller bought it for his daugjter to live in while in college. She is gone and he really wants the house gone. Houses in good shape sell for around $80,000. With that said, the roof is leaky and im positive there is mold. Strong smell. Is mold a no go? The seller was asking 55k. After speaking with him, he just wants to dump it and would take 15k for it. It could be a good rental or maybe flip.
