What does NPO stand for?  I can't find it listed anywhere having to do with real estate.  I can kind of infer what you're meaning in the post, but I can't come up with words that fit that acronym and the meaning I'm inferring.

 That looks like oxidation from the siding above to me.  That's pretty common with aluminum siding.

Do you guys deal with buyers using a conventional mortgage or only looking for cash?

No taxes? No budget for vacancy, Capex, etc? Net income could never be 900+/month.
