Thanks for all the input. 

Section 8 only is of interest as the current rent we are getting is an average of $1100 per month and for the zip code it shows  $1490 for one bedroom and $1650 for two bedroom. 

So other investors in the project want to sell as cash flow is not good and take a loss but I want to look at alternatives where we could get better cash flow for the future and it seems like section 8 pays more than market rate in the zip code. The units are nice and have no issues at all.

A lot of people ask why we cannot get them out it is very simple there is a huge backlog at the county courts and that is why it is extremely slow.

Hello, we are an Investor in a 260 unit older multi family complex in the Atlanta area. The plan was to upgrade 10 units at a time and increase rents after that. But the problem is and was that a lot of tenants are not paying rent and very hard to get them out (almost impossible). I am learning more and more about section 8 and wonder if it would be a good strategy to convert the project to that as I checked the zip code and what you get for 1 and 2 bedroom apartments is much more than what we are getting at the moment. 
Has anyone done that and any experience in it (also in other states etc.)?
