NYC rents have tanked. With no entertainment there is a lot of vacancy. For studios and 1br that’s I’ve looked at - maybe a 20 percent decrease in rent, some with broker fees waived or a month free.

This is White Plains which is about 30 minutes north of NYC on the Metro North line.  It's a much smaller city but still pretty urban.  I'm curious to see if people fleeing NYC will be attracted to it or see it as just another city.

@Steve Morris They don’t plan on making it a mall - it’s currently a mall that is almost completely vacant except for a DMV. Once the DMV moves out it’s supposed to be a high end condo high rise with retail on the lower floors. The last I heard anyway. It seems everything is stalled but the city is pushing to revitalize that area around the train station. I found another article that implied they’ll still be moving forward at some point but was hoping maybe someone had inside info.

I searched online and there doesn’t seem to be any current news. They were set to move forward in 2018 and then stalled. The most recent article I found said that they still plan on going through with the massive mixed commercial/residential project that is supposed to piggyback off of the city’s train station revitalization. Does anyone have any current news?

I own a one bedroom condo in White Plains that I’m considering selling. The comps in the building for the last two years range from $330k to $385k. It seems that prices are falling lately but it’s hard to be sure. Is anyone in this market? Do you think it’s softening? What do you think it will do in the next year or so? I thought maybe with people fleeing Manhattan it might go up but it may be wishful thinking. I have an offer from the current tenant at $300k and before I start negotiating I wanted to pick pick your brains. Thanks to anyone who has insight that’s willing to share what they think.

Has anyone converted a New York City basement into a legal apartment? The biggest problem seems to be the window requirement for the bedrooms. They can’t be more than 44 inches off the floor.

Has anyone used the 203k loan to turn a duplex into a triplex by converting the basement into a legal apartment? I’m specifically looking in the Queens/Long Island area of New York. Assume the basement is more than half above grade. I see some properties listed that have a “finished” basement with a separate entrance but think they might need significant work to make them legally habitable. Thanks. Any advice is appreciated.
