@Elizabeth Colegrove  how long ago did you get these investments in charleston and what type of units were they?

@Mehran K.  I understand stuff is REALLY expensive in california, but why did you end up deciding to invest in 20-30K$ properties in Wisconsin instead of say getting places in the 100K$ - 200k$ range in other states? 

 It seems some people mainly invest in places that require 20K down payment as others like yourself invest in mainly places that are 20,000$ for the entire house.  Do you think it is more risky to invest in these smaller priced properties?

Hey guys, I just listened to a few of the pod casts today and it really drove home that there are indeed 20-35,000$ properties out there that can generate great cash flow! These deals definitely can't be found where i live so i would have to invest out of state. I have a few questions to run by you all.

1. What's the best way to start your out of state search for these properties? Google? 

2. Once you decide to start looking more into an area/city, do you immediately contact brokers? Checking unemployment rates? Look for colleges/hospitals in the area?

3. And finally, I assume you all use hot pads and craigs list to see what rentals are going for?

If there are a lot of rentals for rent, does that mean there's a big rental market or does that usually mean stuff is sitting vacant?

@Karen Margrave Thanks! I just got the picture uploaded and i will definitely check out those keywords.  I am actually currently half way through my 4th podcast so far today!  They have all been great so far.  All these numbers are mushing my brain, but with this forum and these books and podcasts, i feel i will eventually be able to get a beginners grip on what i'm looking at.

Hey guys, my name is Dan.  Currently and emergency room RN living in SF but relocating next month to Charleston!   I have attempted an online startup tech company without success in SF and am currently working on a patent for a pet supply invention, so I'm always looking for new investments and ideas.  Been really digging deep into the Rich Dad series and has really given me great insight into how to start building my own business in real estate investing.   I have been reviewing numbers and continue looking at deals online just to get the feel for all the percentages and numbers involved.  My girlfriend is an accidental landlord on a property in Georgia and i feel all the stuff I've been learning might help us to better take advantage of that property while I try to find some local properties in the charleston area when i get there next month.  I look forward to reading more on this forum and maybe meeting some of you local to the charleston area!  Somebody's gotta know where all the good brewpubs are!

Hey all, I have recently have been seriously looking into real estate investing.  Been flipping through pages of the Rich Dad series and some other investment books (including the Bigger Pockets ebook).   I am 30 year old emergency room nurse currently living in San Francisco, but I'll be moving to Charleston next month.  

A few of my coworkers in California have used Adiel Gorel to find investment properties in Arizona and Nevada.  Seems like they do a lot of the leg work for you and he sends out a newsletter often that lists new properties as well as current cash flows and what upgrades it may need or may not need.  You just need to come up with the $$ for down payment and they have relationships with property managers and agents that they work with local to that property.  My coworkers really rave about this as one has 2 rentals, the other coworker has 4 rentals and her family member has 22 rentals all done through Gorel.  

I just wanted to see if any of you guys have heard/used him for help with property search and investments?
