Credit allowance (aka credit loss) is the potential rental income that is lost due to nonpayment of rent by tenants. Thanks, Dan!

We must always account for Vacancy and Credit Loss. I understand vacancy but don't full understand what "credit loss actually entails."

Hey everyone, I recently came across a spreadsheet called the Cashflow Cruncher. It seems to be a part of a larger company called VIP Financial Education. They speak about using "Debt Weapons" to cut down on the amount of time it takes to pay off your mortgage. I'm trying to figure out if their techniques are legit or not which is why I'm making this post.

What are your thoughts on this technique?

It's pretty hot right now as far as I know but properties in NYC are just so damn expensive so it's prevented me from really getting started. That's why I've been looking into creative financing opportunities.

Hi David, I've been considering getting a license myself. How much money and time all together would you say you spent on it? Looking back at it, would you say it was worthwhile despite not having used it much?
