According to gosection8.com, Detroit has the highest number of Section 8 properties being marketed on the website (1000+). 

This is much higher than many other cities. 

Did any of you struggle to market your Detroit property and find tenants interested in it? 

One of my biggest anxieties with real estate investing is the eviction process. The thought of unruly tenants squatting in my property without paying rent is a nightmare for a deep introvert like myself. 

Therefore, which states have the fastest/strongest eviction processes? I tried googling this but there weren't any articles that specifically compared evictions across states. Any advice would be appreciated :)

Do you mind sharing some of your buy criteria for your investment properties?

My plan was to start with a very small property ( < 1000 sqft) that costs around 80k-100k. Nice, clean insides...strong foundations. 

I've read some posts of people targeting around the 150k-200k price tag, so am curious to hear your guys' thoughts. 

I'm interested in investing in cheaper properties for Section 8 buy & hold, and the numbers/inventory are almost suspiciously attractive in Detroit, MI.

A lot of BP posts and threads, as well as a few google searches, warn a lot about scams, agents misrepresenting 'turnkey' properties, crooked PM companies, a slow HA office, and very high crime. 

How much of this is exaggeration? Has anyone on this forum successfully done OOS investing in Detroit? 

How relatively difficult (compared to ex. Ohio) is it to evict a troublesome tenant in Detroit?

Happy New Years, everyone! 

I'm a buyer looking to potentially purchase cheaper rental properties in rougher neighborhoods.

What are some good crime maps to use to make sure I'm not buying a property within a warzone or violent crimes area?

Matt Onofrio is a commercial real estate investor that purported to have a NW of over 150 million in CRE assets. He claims to have done this in as little as 2-3 years. His BP interview had over a million views and he appeared on many other RE podcasts and interviews. He also had a book coming out that he claimed would be published by BP (or at least, have a foreword by BP).

Now, his instagram has been privated for months. Preorders of his book have been cancelled. His book's release date has gone past with no explanation. And most strangely --- his BP interview on YouTube has been unlisted/privated without explanation. 

So, what happened? Did high interest rates kill his investment strategy? Was there a falling out with his connections at BP? Or was he a fraud that somehow got past whatever verification BP uses before interviewing professionals? 

As someone who listens to BP faithfully, this under-the-rug treatment is a little concerning.

As a total beginner, I have been reading about CRE investments and understand that banks will typically lend based on the property value, tenant (assuming national grade or reputable tenant), and/or the value of the lease.

Therefore, is it possible to get lending even if you're unemployed, as long as you have access to a good potential deal?

 If the answer is no, is it possible to have someone with strong assets or employment co-sign the loan with you as a partner? 

Asking mainly because I work as a technology consultant and have generally very demanding WLB (enough to make focusing on CRE very challenging).
