AFH's in Washington are not passive investments its takes an owner who knows adult care or at least has hired one. Staffing is key. The cash flow can be very lucrative. As an example I know one with main home 6 residents + ADU on property for full time manager. 6,500/6,800, 40k per month 15k exp. Net 25k

This is an old thread but I'm helping the business owner of an Adult Family Home in Burien, WA prepare for a sale in 2022. I can say looking at the P&L its a profitable industry. 

She has been in operation for 15 years and always has a waiting list of people wanting to move in. The most difficult area of operation is staffing.
