That’s awesome!  The equity will count towards the down payment once you move into the construction loan.

Make sure your land is zoned for the type of structure you're wanting to build by calling the city/county planning and permits office.  Find a builder.  Find a lender.  The builder will know who is lending money for construction.  The lender will know who the more reputable builders are in the area.  It's easiest if the builder and the lender have an existing relationship.  Find someone to draft the build plans (draftsman, structural engineer, or architect).  That's the super high-level plan to get started with your first build.

I live in the area and familiar with your location.  It’s a great rental location.  Looking at your listing, the photos aren’t doing much to show off your renovations.   Everything is dark and the curtains aren’t even open to let in natural light.   Get a new PM or market it and manage it yourself is my suggestion.   Also consider is as an MTR as already suggested.

It depends on the project and the architect.  Some charge a percentage of project cost.  Some charge a price per square foot, some charge an hourly rate.  

Have you already selected a builder?  They may already have plans you could use. For the single family houses I've built, I used a draftsman and then paid an engineering company to stamp the plans.  I started with an existing plan from a builder then hired the draftsman to make requested modifications.  Depending on the volume the builder does, they may have someone on staff.   

For a single family home the size and scope you're describing, I wouldn't involve an architect unless you're looking for end-to-end project management.

Check with your city/county zoning and planning to make sure it’s zoned for what you want to do.   Reach out to a few builders to get an idea of cost.   Reach out to potential lenders to understand what the financing is going to look like.

I would reach out to an architect.  They will adjust the plans as well as coordinate for structural engineering review.

There will be some revenue but not at the rates of the high season.  

I can typically get snowbirds in January and February.  March and April are higher rental weeks because of school spring break schedules.  

Nov & Dec will likely only be the holiday weeks renting but they are decent weeks. 

This is always a helpful link to predict demand in the shoulder seasons.
