I just wanted to Hi @Dan Rice! I'm interested in how your investment is going now that it's been a little while. I recently attended a tour of property walk throughs with Realty Doctors and am interested in their Palm Bay properties the most. I happen to be a local and am very familiar with this area. The numbers quoted to me are close to spot on except for the monthly insurance cost. Even for a new build, I'd at least double their quoted calculation. How is it all going so far? Thank you!
Hi Prudence! Realty Doctors provided a good product for the money, granted I signed my construction contract back in 2020 so I had rapid appreciation to cover some of the growing pains. They might be a little optimistic about monthly rent, but you can go on realty medics website and see what they are renting for in your area. My main issues have been getting quality tenants. I’m less than thrilled with Realty Medics. I’m on my 3rd tenant in less than 2 years. Had to evict one, had another leave after 6 months to relocate. That said… if you are planning to buy and hold you should be ok in 7-10 years. You’ll probably break even on cash flow for a while.
