I just wanted to Hi @Dan Rice! I'm interested in how your investment is going now that it's been a little while. I recently attended a tour of property walk throughs with Realty Doctors and am interested in their Palm Bay properties the most. I happen to be a local and am very familiar with this area. The numbers quoted to me are close to spot on except for the monthly insurance cost. Even for a new build, I'd at least double their quoted calculation. How is it all going so far? Thank you!

Hi Prudence! Realty Doctors provided a good product for the money, granted I signed my construction contract back in 2020 so I had rapid appreciation to cover some of the growing pains. They might be a little optimistic about monthly rent, but you can go on realty medics website and see what they are renting for in your area. My main issues have been getting quality tenants. I’m less than thrilled with Realty Medics. I’m on my 3rd tenant in less than 2 years. Had to evict one, had another leave after 6 months to relocate. That said… if you are planning to buy and hold you should be ok in 7-10 years. You’ll probably break even on cash flow for a while.

Who’s got property in Ocala? Looking for a great property manager.

I got a mailer from NRIA.org offering siding/roofing/ window etc. replacement under government grants. Anyone ever dealt with this/ had work provided by them? Do they work with RE investors?

I just wanted to keep everyone updated with my Realty Doctors turnkey purchase. I closed on 3/31/21 and they have placed a tenant who moved in on 4/29/21. The building inspection went well and there were only minor cosmetic issues that needed to be addressed. I did a 30 yr mortgage and my monthly payment is about 850 and rent is 1450, so $600 gross/month. Prop management fee of 10% means im around $450 gross/month. Overall I'm satisfied with the experience so far. I'll update as we move forward.

I am closing next week on a turnkey from Realty Medics. I’ll let you know how the final inspection goes and how quickly they get a tenant in there.

I am in the process of having a single family constructed by Realty Doctors in Ocala. I feel like they have fallen behind the original time line, probably because of COVID. But the foundation is in now. I’ll keep you posted as we move forward and get tenants in place.
