Thank you all for your input.  I talked to an attorney who specializes in 1031's and estimates cost to be around $1,200 for this transaction.   Appreciate your help!

Does anyone have experience with using a 1031 exchange to sell a property and then purchase a "like" property with the profit.  Is an attorney required to facilitate this trans action?

Christian,

Use your personal home's equity very conservatively.  I would always retain at least 30% equity in your home.  Remember what happened 6 years ago.  Good luck.

Thanks.  It seems that there is statistical data showing that someones credit score is an indication of responsibility.  My car insurance company just gave me a discount based on my credit score.  Obviously there are more considerations but I think your service would be helpful for the initial screening.  Thanks for your response.
