Whoa, this seems neat. And, it can definitely work in places like West Hollywood, Hollywood, Silver Lake, etc... 

I wonder if there's anyone out there who has a property with mixed units: long-term and short-term rentals. That would be a neat way to diversify!

I'm at a similar point, @Eldar M. - I'm also looking for areas in the LA metro area where it makes sense to start. I'm focusing on duplexes and triplexes, where I'd be living in one unit and renting the other 1 (or 2).

I'm searching on the MLS for things like these right now. I'll let you know if I find something good.

Hey Daniel,

Welcome! Turns out, you're not alone. I'm also very new to this, getting started as an Agent with an interest in investing. Plus, I'm a 27 year old Veteran in the LA area. I'm up near Silver Lake.  

Having that perspective of the worst real estate situations from a law enforcement perspective will likely aid your judgement and tolerance of investing opportunities in the near future. That's a great experience to have under your belt.

I like the idea of meeting on a weekday, mid-week. Sounds like meetups have been on weekends in the past... are you guys open to meeting up on a weeknight?

@Jeff Greenberg - I know of several DTLA locations with at least semi-private areas we could use. Are you open to hosting in Downtown? If not, I'll ask around in West LA/Culver City.

Congrats on passing the exam! One of the agents at my brokerage works M-F 9-5 and works 3-5 deals per month. She's busy, but she makes it work. I recommend doing the same until you truly feel like your ability to succeed in Real Estate is being hindered by your day job. I look forward to that realization myself :)

James, when your paperwork to take the exam got processed, did you get a bunch of flyers in the mail from brokerages asking to call you once you passed? I did, and it was all automatically generated, so I'm assuming they send them to everyone. Since you're a new licensee, I'd say hit up the big guys... RE/MAX, Keller Williams, Century 21, etc. I don't have any specific insight in Sacramento, unfortunately.

RE: MLS access: call up your local MLS and ask.
