Hey Tim, sorry to hear about all of the AC issues you're dealing with. I am an AC contractor down in Naples and while the Cape is too far for me to help you out directly I hope that I can help by giving you the best advice I can. I hate to have to say this but $4000 is extremely low for a new AC install and you may have gotten what you paid for. Considering the nature of the issues you've had, it sounds like you got a poor installation from a bad contractor. The installing contractor should fix whatever issue is causing the problems under warranty but it sounds like they aren't very competent so you might have to bite the bullet and find a better contractor to fix the mess. Obviously I haven't seen the install but if I had to guess I'd say you have undersized ductwork, especially on the return side. An extreme airflow restriction of the return air will cause drainage issues, coil freezing(in severe cases), and poor cooling. Hope that helps

Chad McMahn- We ended up having to spend more money than I anticipated with the flooring and miscellaneous work the house in Arizona needed. We have about $25k set aside for reserves and our personal savings but over and above that we don't have much until the STR is listed and cash flowing

Hi BP! I have been devouring Bigger Pockets content for 8 or 9 months now, buying books, and trying to learn as much as I can about real estate. I have totally fallen in love with real estate! I don't have much of an investor history but I have been house hacking in my current home for 8 years and recently bought an STR in Arizona. I live in Naples, Florida and am an owner of a small HVAC company. I make ok money combined with my girlfriend's RN salary but, especially after depleting most of my capital for the Arizona home, don't have the DTI nor capital to invest here locally. It is frustrating because I have so many connections and skills from being in the trades for 20 years in Naples. I do have some connections for private and hard money lenders but the with the prices so high here and me being such a newbie I'm scared of screwing up a deal and completely strangling my investor career while it is still in the cradle. I do plan on investing out of the area for more STR's but feel like I have great advantages here locally but am not confident in my skills underwriting. If there are any experienced investors out there doing, or looking to do deals here in my area I would love to help out in any area I can. Thanks for your time!
