I am in the process of finalizing an agreement for some private funding for my next flip. Once we finalize the terms I will need a legal contract to put it all in writing. This private investor will not have any control or ownership. They will simply get a certain % of return on their investment. Can someone point me in the direction of a free contract template where I can just fill in the blanks? The ones Ive seen that claim to be free ask you to sign up for a trial membership which will then begin to charge you if you dont cancel.

I was using Quickbooks to keep track of all my expenses and profits for house flipping but I found it confusing. I had a ton of tools I was never going to use. Is there a basic, simple tool out there that I could use for flipping houses?
