@Mindy Jensen I am not working with him. I refused to send him any money. but I still want to know in the case of a legit hard money, or private lender, how is the title held. Is it a lien or what?

@Jay Hinrichs, you are absolutely correct. you just spelled out exactly what happened in my situation.

I am 99% sure its a scam, as he just asked me for the funding fee upfront.

I have never borrowed for any of my past real estate purchase. I have funded the transactions myself, or with family money. If I do get a loan from a reputable Hard money lender, how would I take title? and how do they ?

@Bill F. Thats Gold! thanks, for the knowledge, I now  know other ways I  can analyze his legitimacy, an those to come in the future.

@Alexander Felice I had these hesitations about him.  As our communication continued, and he didn't seem to have much in the way of requirements from me or quality control, I started feeling uneasy.  The only reason I didn't just cut off communication, is because I am new to this, and didn't want to be dismissive. 

Thanks to you all, I know better.

First, you should do some research into him.  There are often warning signs online if someone is a con artist (other people complaining, etc.).

If enough of your concerns are addressed that you decide to move forward, I would not be paying a 1% origination fee in cash.  IMO, it should come out of the money he is lending you (e.g. if he is lending you $100,000 he should only give you $99,000; you should not be paying anything up front).

 @Brian Schmelzlen I just learned something from you! Thank-you for the well thought out answer, I knew something was a miss which is why I went on this forum to ask. I Searched for him, and couldn't find any records on the internet. I also however needed to learn how these things should be structured. How do you advise I take title, if this guy does check out?
