Hello!
Yesterday I completed the sale of a long-distance rental and could only have maneuvered the complexity of the city's process and title difficulties with my truly excellent real estate agent. I would like to reward her with a tip and am wondering what would be appropriate. A gift certificate to a nice restaurant? If extra money, how much would be appropriate?
Her team also did some finishing touches on the rehab (such as arranging for the repair of a broken toilet and AC unit). For a base point, her commission was $3000.

Since this is such a common investor question, I am curious whether software exists to identify zip codes where the one-percent rule applies (as an average). Perhaps propstream or mashvisor now provide this information?

Thank you, @Tanner Cohen. Another ally who also has extensive real estate knowledge backs up your guidance about warrant-ability, and it is quite helpful. Is there a site you would recommend to research warrant-ability? I could not find one through Google.

I've lost track of what the associate and underwriter are discussing, whether it's the budget or resolved legal action. Each party complains about the other more than provides actual substance. :-)

Dear Fellow Investors,

In your experience, is a cash-out refinance anymore complicated or expensive for a rental condo than a cash-out refinance for a rental house? Does it make a difference if the condo association in question is not FHA certified? For context, I do not want to lose a good deal on a rental condo that's not FHA certified. The deal is stuck because the association's management and underwriter have been going back and forth with inquiries going on three weeks now. But if I ditch the loan and buy with all cash, I also want to cash out refinance 65% of the purchase price with competitive terms.
